Maniac Investment. 10 Tips to SPEED Up Your PC.

Let's first understand what maniac means. According to Webster a maniac is "mad; raging with madness; raging with disordered intellect". You don't know anyone like that, do you?

There is a book that is still in print today that was originally published in 1841 with the title Extraordinary and Popular Delusions of Crowds by Charles Mackay. He explains in rather horrific detail how people were caught up in the madness of buying property in the South Seas in 1720, the numismatic coin craze of 1980 and the tulip bulb trading in 1637. You wonder how people could have been so gullible to have bought a single tulip bulb or land they would never see for huge amounts of money. Could anything like this ever happen again?

I was floor trader on the commodity exchange in 1973 when the Hunt brothers drove silver from $2.00 per ounce to $54. That mania lasted a few months and quickly tanked to $6.00. I took part in that mania. I was one of the maniacs.

When it was taking place it seemed like the thing to do and very few questioned the sanity of those participating. In fact, if you weren't part of the crowd there was something wrong with you.

Round Up A Stampede of Motivated Sellers

When there is a stampede it is best to run with the herd or be trampled to death. However, there were a few who were not mesmerized.

Today we are participating in one of those manias only now it is called a bubble and still is not being taken too seriously. Yes, it is the stock market mania. Many are still trapped in the madness of the crowd of the 1990's who believe the "market always comes back". They are clutching their tulip bulbs, sorry, stock certificates, and refuse to let go of them because they know their value will grow back to what it was 3 years ago. Stock owners have become mad with what - greed? fear? denial?

When something, almost anything, drops 50% in price it will take a 100% increase in value to get back to "even". With today's economic and world conditions that could be a long time and maybe not in our lifetime.

Years ago I heard a story about how they used to catch monkeys. A small hole just big enough for the monkey to slip his empty hand inside would be drilled in a coconut and candy and fruit would be put in it. The coconut was tied to a stake in the ground. When the monkey grabbed a fistful of goodies he would not let go even when the hunter came for him. Greed holds him in an invisible grip.

Many investors today are like those monkeys. They refuse to sell what is remaining of the stocks and mutual funds they own even though they can clearly see the major trend continues down. They became mad with greed and now fear of loss entraps them.

Until this madness is recognized investors will continue to see their portfolios become smaller and smaller. They must learn to let go.

1. Let your PC boot up completely before opening any applications.

2. Refresh the desktop after closing any application. This will remove any unused files from the RAM.

3. Do not set very large file size images as your wallpaper.

Do not keep a wallpaper at all if your PC is low on RAM (less than 64 MB).

4. Do not clutter your Desktop with a lot of shortcuts. Each shortcut on the desktop uses up to 500 bytes of RAM

5. Empty the recycle bin regularly. The files are not really deleted from your hard drive until you empty the recycle bin.

6. Delete the temporary internet files regularly.

7. Defragment your hard drive once every two months. This will free up a lot of space on your hard drive and rearrange the files so that your applications run faster.

8. Always make two partitions in your hard drive. Install all large Softwares (like PSP, Photoshop, 3DS Max etc) in the second partition. Windows uses all the available empty space in C drive as virtual memory when your Computer RAM is full. Keep the C Drive as empty as possible.

9. When installing new Softwares disable the option of having a tray icon. The tray icons use up available RAM, and also slow down the booting of your PC. Also disable the option of starting the application automatically when the PC boots. You can disable these options later on also from the Tools or preferences menu in your application.

Protect your PC from dust. Dust causes the CPU cooling fan to jam and slow down thereby gradually heating your CPU and affecting the processing speed. Use compressed air to blow out any dust from the CPU. Never use vacuum.

RAM IS THE WORKING AREA (DESKTOP) OF THE CPU, KEEP IT AS EMPTY AND UNCLUTTERED AS POSSIBLE!

Empowering Customer Service Vital

It never fails to amaze me how many companies have employees who are empowered to offer former customers wonderful incentives to lure them back, yet their customer service representatives have the ability to offer virtually nothing to convince an unhappy customer to stay.

Powerless, these CSRs often actually ignore customers' requests and declarations of their intent to leave, even encouraging them to seek out another company!

They often repeat the few phrases they're allowed to say over and over again, further infuriating the customers.

I recently interviewed the CEO of a mattress company who told me that customer complaints never reach him because his employees are empowered to, within reason, give the customer what will keep him happy. His employees are happier too because they believe the company trusts them to make sound decision.

Sadly, that company is one-in-a-million today. If others would follow his example, there would a lot less need for those employees who call former customers because there would be far fewer former customers to begin with.

When I worked in fast food as a teenager, giving an unhappy customer a free apple turnover and having her leave happy was common place. Today, fast food employees, like others in customer service, are allowed to honor only coupons and deals for which there are pre-programmed keys on their registers.

It seems that companies today would rather lose loyal customers for life than allow their foot soldiers in customer service to toss them an apple pie.

Recently, we had just such as experience with our satellite dish company. After more than four years as a loyal, paying customer, we noticed a problem with our reception. We asked to have someone come take a look at it, and we were told it would be $100. That is the only option customer service was empowered to offer. We announced that we could get brand new satellite equipment for free from the company's competitor, and we were told to go ahead and switch, which we did.

After we switched, the first company called to ask why we left, and we told our story. The employee agreed that "after four years, we should have fixed it for free." Too late. We've signed a new one-year agreement and we couldn't be happier with our new, free digital video recorder.

On the flip side, we have no unresolved customer complaints at our business because, very simply, we do our best to keep our customers happy from the beginning. Sure, we make mistakes and we run out of things, but we always do what it takes to make things right, plus a little extra something for the customer. That attitude builds long-time, successful customer relationships. Here are some tips for empowering your customer service department:

1.) Depending on the nature of the complaint, arm your customer service employees with the ability to offer incentives to unhappy customers to encourage them not to leave. Allow them to offer at least half what the people who call former customers can offer.

For example, if you normally charge for a service call, but you're facing the prospect of losing a 10-year customer, allow the customer service representative to offer half off.

2.) If your company screwed up, and your customer calls you on it, allow your customer service people to admit that a mistake was made, apologize and offer something to make up for it - a free month of service, a coupon for a discount on a future order.

Nothing is more aggravating than having someone apologize without admitting any wrong doing (i.e. "I'm sorry you feel that way." Or "I'm sorry you're upset about that.") Let them say, "I'm sorry, we were wrong. What can we do to make it up to you?" What ever happened to the motto "The customer is always right"?

3.) Toss the scripts. Giving customer service people lists of things to say to unhappy customers turns your people into nothing more than robots. With today's voice recognition technology, you may as well use an automated response system.

Train your customer service people how to act like human beings. Provide them with the kind of conflict-resolution training they need to turn unhappy customers into people who at least believe your company cares about their problem and wants to help them.

4.) Offer incentives to customer service people who retain unhappy customers.

For example, tape your calls, and once a month give an award to the customer service representative who does the best job turning angry customers into happy ones.

5.) Don't' wait for the customer to insist on speaking to a manager. If the customer service representative's authority to offer a solution is not enough to retain the customer, it should be SOP for the representative to request time to consult a supervisor and possibly bring them into the discussion.

Pay Per Click Search Engine Secrets Revealed!

In parts 1 - 6 you learnt how to develop your proposition, identify your key words and optimize and promote (for free) your site and pages. You were also introduced to our mythical Doug (who sells antique doors, door handles, knockers, door bells or pulls and fitting services) in Windsor in the UK.

Now we turn our attention to paid site promotion, which will be relevant to those of you trying to enter an already crowded marketplace, where your key words are saturated!

OvertureCash Affiliate Marketing Pay Per Clicka) Pay-per-click (PPC) Advertising

Run a search on Yahoo or Google for a popular consumer product like "MP3 players". In the results, you'll see a set labeled as &Sponsored Links' or &Sponsor Results'. Some results will appear in colored text boxes along the site of the page, whilst others may appear in the same format as the main search results. All these results are paid advertisements from the sites listed within the ads.

The ranking order is a product of the bid amount (CPC) and the popularity of the ad (CTR%) and are purchased through pay-per-click (PPC) advertising suppliers. The largest two are Google's Adwords (displayed on Google, AOL, Ask Jeeves) and Yahoo's Sponsored Links - run by acquired company Overture (appearing on Yahoo!, MSN, AltaVista, and others). MSN are planning to release their own PPC scheme soon.

If you have tried and failed with free promotion tactics, the chances are that you are operating in a highly competitive area (where a PPC campaign may well be justified). After all, if you can make more money from a converted click-through than it cost you to buy the click-through, why wouldn't you look at PPC?

Look at your A-list of keywords. Refer back to your research on Overture. How many searches are conducted per month on your keywords? How much are you - and your competitors - willing to pay for those keywords?

For your first campaign, use a large number of relevant search phrases, so that you can test and learn what works best. Build unique ads for each search phrase, as this will help to optimize your click-through rate or CTR% (defined as clicks - or unique visitors - divided by page impressions on the ad pages - expressed as a percentage). This in turn means more targeted traffic, in some cases paying less per click (due to the methods by which advertising is priced).

Make sure you use a suitable (and perhaps even a dedicated) landing page for each campaign. Simply sending people to your homepage (from where they have to navigate your site) will not help your conversion rates (defined as sales divided by unique visitors, expressed as a percentage)! Help them to buy, as they are likely to be in a hurry!

The PPC providers give you useful interfaces with which to track the effectiveness of your campaign and overall return on your investment. Pay close attention to which keywords are delivering for you and make notes for future campaign planning.

Whilst there is no hard and fast rule, a CTR% of 1.8% - 3.5% is in an acceptable range (and anything over that represents a very good performance). On Google, if your ad achieves less than 0.5% CTR, your ad may well be de-listed. The lower your CTR%, the more you will have to pay in cost-per-click (CPC) to get into the top 3-4 results in your chosen keywords (vital if you want to appear on partner sites like AOL).

(b) Paid Directory Submission

I mentioned earlier that Yahoo! Express Submission is the best way to get a listing on Yahoo! Directory. With a node-level PR of 10, Yahoo! Directory carries much weight with Google and the $299 fee (whikst steep and not absolutely guaranteeing a listing) is probably worth the cost.

Do not submit to Yahoo! until you have really tested which site description works best on the free search engines.

In the past, it was only worth doing a paid submission with Ask Jeeves, as this engine continued to enjoy a small but loyal following but did not grow it's index as aggressively as the big boys. This meant paid submission was the only way to guarantee a good placement.

However, Ask Jeeves withdrew this service in 2004 (in favour of a strategy that mirrors the larger players). As such, I would not recommend paid listings with any search engines now.

In the first two installments of this series of Tech Tips, we took a look at PCI and AGP, undoubtedly the most common expansion slots in a computer today. With a few key improvements over both of these, PCI Express is destined to replace both and offer a whole new level of computer performance.

PCI Special Interest Group (PCI-SIG)As with AGP and PCI, the development of PCI Express can be attributed to Intel. This time, however, they partnered with some other heavy hitters in the industry, such as Microsoft, IBM, and Dell. Although it is now known as PCI Express, that was not their initial choice for its name. If it wasn't for PCI-SIG, the committee that oversees the PCI standard, we might be referring to this new format at 3GIO (Third GenerationInput / Output).

PCI Express development finds its roots in the PCI and AGP standards, but the physical connections are not interchangeable, and we will see that this is not the only difference. In the PCI standard, data from the various devices travels over a shared bus to the system. In the AGP standard, a dedicated, point-to-point interface transmits the data from the graphics card to the system. The PCI Express approach to data transfer involves a collection of two-way, serial connections that carries data in packets, similar to the way a network connection operates.

The data from a PCI Express device will no longer have to travel over a single bus, or a single dedicated connection, but can use a combination of these two-way serial connections to optimize throughput. The terms "lane" and "link" don't sound like anything overly technical, but take on special meaning with PCI Express. A link is the physical connection between PCI Express devices, which can consist of multiple lanes that transmit and receive data independently. Links can be composed of 1, 2, 4, 8, 12, 16, or 32 lanes, and the configuration allows flexibility in assigning just as many lanes as needed to any particular device. There are obvious benefits to this approach, and a few of the more significant include the following points...

Each lane of PCI Express communication is dedicated between two points, so there is no sharing of bandwidth. PCI's main bottleneck was that all the devices were sharing the equivalent of one lane, and all of the available bandwidth also had to be shared.

Multiple lanes can be assigned to devices whose performance would benefit from the extra speed and bandwidth. A PCI Express graphics card might be assigned 16 lanes (also referred to as x16), while a network adaptor might be assigned just 1 lane. Each lane you make available to a device increases the potential for performance, as the data is sequenced up/down each available lane to optimize throughput. This process of sending the next byte of data down the next available lane is referred to as data striping, and obviously more lanes are better for instances where a good deal of data needs to be transmitted quickly.

Speaking of graphics cards, another benefit is that multiple high performance graphics cards can be installed on one motherboard. The flexibility of PCI Express allows for two x16 PCI Express slots to be included for dual graphics cards, something that in the past required one AGP slot and one PCI slot. And due to the performance limitations, the AGP and PCI combination could not really be considered high performance. In addition to two x16 slots allowing for dual display operation, when incorporating specific graphics cards on a motherboard supporting nVidia's SLi technology, the resources of the two separate cards can be bridged together for even greater performance on one display. An example of such a motherboard can be seen in DFI's LAN Party UT nF4 SLi-D.

Just as motherboards supported both AGP and PCI as a means of allowing dual displays, some motherboards offer both an AGP slot and a PCI Express slot. Not only does this allow the user the ability to run dual displays, it provides the added benefit of allowing an upgrade to be completed in stages. If a new PCI Express capable motherboard was just purchased, perhaps in addition to a new processor, the budget conscience user may not want to spring for a new graphics card right away. By making an AGP slot available on boards such as the ECS 915P-A, there is no reason to retire a perfectly good AGP card just because one bought a new motherboard supporting PCI Express.

PCI Express graphics cards are quite similar to AGP cards, except for the connector configuration. The physical size and layout are comparable, and even the prices are not that different. The current selection of graphics cards at Geeks.com doesn't allow you to compare apples to apples in any one card, but one may find many of the same AGP cards available in PCI Express format for roughly the same price (or for even less money). For the time being, the markets seem to be running in parallel, but in time a shift will occur in favor of PCI Express dominating the market.

Minimizing the cost involved in motherboard fabrication could be another benefit. Let's look at the example of a network adaptor requiring just 1 lane to operate. If this was a PCI based network adaptor, traces for the standard 32-bit bus would need to reach this device, instead of the four traces required for 1 PCI Express lane. Motherboard design will obviously weigh heavily on this benefit ever being realized, and it is possible that higher-end boards might actually require more traces.

Before taking a look at the ultimate benefit of PCI Express, the performance, let's have a refresher on the capabilities of PCI and AGP. The standard PCI bus has a width of 32-bit, operates at 33 MHz, and provides a maximum bandwidth of 132 MB/s (which has to be shared by all devices connected). AGP 8x has a 32-bit bus width, operates at 533 MHz, and provides a maximum (dedicated) bandwidth of 2.1 GB/s.

Each PCI Express lane is capable of 250 MB/s in each direction, and as advances in the necessary silicon technologies are realized, that number can be expected to quadruple. Presently, a 164-pin x16 slot can be expected to provide around 4GB/s of usable bandwidth in either direction, which is almost double the 2.1GB/s bandwidth that AGP 8x could offer! Definitely an impressive increase, and as the technology is refined, it will be very interesting to see the performance scale up.

In the previous paragraph, I mentioned that the x16 slot features 164 pins. Each of the different lane configurations is accompanied by a different physical connector, and a sampling of an x16, x8, x4, and x1 can be seen here. For a real world example, the Chaintech VNF4 Ultra Athlon 64 Socket 939 motherboard shows an actual installation of one x16 slot and two x1 slots.

Graphics cards are obviously going to benefit the most from the power and performance available with PCI Express, but as mentioned, other devices will also be able to take advantage of this new standard. The example of a network adaptor is just one that not another benefit is that multiple high performance graphics cards can be installed on one motherboardonly can use PCI Express, but will also see performance benefits. A Gigabit Ethernet adaptor will be more likely to actually achieve its rated speed thanks to the main bottleneck being removed in the form of the slower, narrower PCI Bus. Other bandwidth intensive devices, such as RAID controllers, can also be expected to jump off of the slower PCI Bus and find a smoother ride on PCI Express. Although PCI devices requiring less bandwidth may not see any performance benefits from going to PCI Express, as the standard achieves greater mainstream acceptance, the cost implications may find these devices shifting over anyway, just as happened with the transition from ISA to PCI.

Final Words

The higher speeds and flexibility available from PCI Express have it destined to not only be the successor to AGP 8x, but to PCI as well. The immediate performance increase over the older technologies is quite impressive, and given time the benefits will be even greater. Only time will tell how long this transition will take, but somewhere in the not-too-distant future we will be talking about motherboards that only support PCI Express, and AGP and PCI will go the way of the lowly ISA slot.

It's easy to remain positive and feel wealthy when things are going well. But when life is pushing and pulling you from every direction, it seems utterly impossible.

It is at this point that most of us give up. We want so badly to believe in abundance but we feel broke, helpless and hopeless. No matter how hard we struggle to remain positive and think rich thoughts, the apparent reality of lack continues to haunt us. Our bank accounts continue to dwindle, bills continue to pile up and things keep happening that require additional money to be spent - money that we simply don't have, no matter how hard we try to will it into our account.

So what do we do? How do we think rich thoughts when all around us we see lack?

Here is my simple Three Step Plan To Prosperity:

Pay attention to your thoughts.
Choose abundant thoughts, whether you believe them or not.
Repeat steps one and two as often as you can.

PAYING ATTENTION TO YOUR THOUGHTS

Our patterns of thinking are nothing more than conditioned responses; they are reactions based on repeated actions and have become habits. Many of us were taught lack in childhood, perhaps from our parents, our teachers, even our friends. Our thinking patterns often are leftover habits inherited from our parents and from their parents and on and on.

Have you ever noticed similar fears and phobias carried down generation after generation? If you see a mother deathly afraid of dogs, more often than not, you'll see her child shrinking away when a dog is near. Have you ever told yourself you were not going to raise your children the way your parents raised you, only to wake up one day with the realization, "Oh my God, I've become my father?"

As children, we take on the thought patterns of our parents. We carry them into our adult lives and add to them by taking on the thought patterns of society.

What most of us fail to realize is that at any given moment, we have the power to shed the thought patterns which no longer serve us and create new ones.

In order to break a habit, you must pay attention to yourself. If you're trying to quit smoking, for example, you have to notice each time you're about to put a cigarette in your mouth. Once you become aware of the action you are about to take, you can make a different choice. If you don't realize it, of course, there is nothing to stop you from lighting that cigarette.

Thought patterns can be broken the same way. Pay attention to your thoughts. Each time you realize you're having thoughts of lack (Step 1), choose an abundant thought (Step 2).

CHOOSING ABUNDANT THOUGHTS, WHETHER YOU BELIEVE THEM OR NOT

If appearances contradict the abundant thoughts you want to choose and you don't see how you could possibly believe them, choose them anyway. There is great power in repetition. Repeat something often enough to someone and they will start to believe it, no matter how adamant they were against it to begin with.

Remember, you are creating a new habit of abundance thinking. Habits are created by repetition, not by belief. I don't know a single smoker who truly enjoyed their first puff of a cigarette. Most started in their teens to be cool, to fit in with their friends, and most absolutely hated the taste initially. But they kept at it, and a few gags and coughs later, it became enjoyable, a way to relax and de-stress. And more importantly, it became a habit.

Whether you believe the new thoughts of abundance or not is irrelevant. Whether what you see, hear and experience is contrary to the new thoughts is also irrelevant.

Step Two depends only on the continuous repetition of choosing abundant thoughts. Nothing else, including your doubt and disbelief, matters. You may disbelieve all you want, you may scoff with skepticism and ridicule, but you must continue to consciously choose abundant thoughts.

REPEATING STEPS ONE AND TWO AS OFTEN AS YOU CAN

The power of repetition. Need I say more?

Most people give up after a day or so of trying Steps One and Two. Some even make it to an entire week before they get swept back into their old patterns of thinking and forget about the process entirely. Yet others will do it randomly as they are reminded of it, off and on for months, with little consistency and discipline.

Make no mistake about it, this is extremely hard work and only the most determined and committed will stick with it long enough for it to become a habit, to become engrained in their being where they no longer have to consciously work on it. That's why Step Three is a crucial part of the process.

It is not enough to pay attention to one thought, choose a different one, and then go about the rest of your day (or your life!) on the old autopilot. If you feel your old autopilot has steered you well, if you are happy, rich and fulfilled, by all means, there is no need to do anything differently.

However, if you are sick and tired of being sick and tired and broke, I invite you to The Three Step Plan to Prosperity. Stick to it, keep at it and I promise you, your riches are just a thought pattern away. I'll be waiting for you on the other side.

Theft issues. They will steal your shirt off your back if your not looking. However, very little armed robbery. Again it's a very safe country if you use common sense as to where you go.

Bank safety. The government seems to be more honorable than most countries. When A local banker stole 2.5 billion dollars from a local bank the government stood behind the bank and paid back the money, but in pesos. You wouldn't get your money back if a U.S or Western Country banker stole that much money.

Corruption. The banker stole 2.5 billion and walked away as free as a bird. He is flying around in his helicopters and cruising in one of his private yahts in the French Riviera right now. While the poor people can't even buy a green banana to eat. Why? That's the Dominican system. If your going to steal... steal big. You can walk away as free as a bird. Steal a Papaya and you could be gunned down in the street. Both events actually happened in the Dominican Republic. Moral of the story. Steal 2.5 billion dallars and you walk. Steal a papaya and you can be shot dead. You can buy your way out of anything in the Dominican Republic with 2.5 billion dollars. But if you don't have 100 pesos for the papaya you could be in trouble.

But let's look at the over all picture. Would I recommend the Dominican Republic for retirement or a vacation . You bet your life I would. I love it. I am a 56 year old bachelor and the young women think I am Elvis Presley come back to life. Admittedly I have a stong resemblence and my name is Elvis and I was born in Mississippi and I later lived in Menphis. However, if you bachelors don't know how and where to look for the nice girls you can and will go home empty handed without your Miss Universe.

What it really means is that everything you desire, or anything you can possibly imagine, already exists in the cosmic field of all possibilities as a form of energy. The entire universe is a huge ocean of energy, this means you and I and everything else on this planet, including money, house, cars, or even the ideal soul mate you are looking for, are energy. What you may not know is that this energy acts to the command of the higher intelligence, which governs entire universal system. What you may also not know is that you are part of this intelligence; you have every quality of the higher intelligence. Therefore you have the ability to command on the energy field. You can create literally anything you can imagine out of this cosmic energy field. Remember "You are the creator of your own life.?

Since what you want is already given to you, it makes absolute sense to think, speak, and act as if all your desires have already come true.

2. Feeling is the language of the higher intelligence.

Since you are part of the higher intelligence, why you don't see any evidence that you are creating the life you desire? Why life seems never ending series of struggle? Why your life is still full of worries and anxiety? If you have any of these feelings, this is exactly the answer. What you feel, you create and manifest. The universe will never disappoint you. Whatever you ask, it will give to you. The problem is the universe does not speak English, or Chinese, or any other languages used by human being. However, there is a universal language built into our body system even before we were born. This language is universal; so the universe can communicate with anyone of us. This language is our feeling and emotions. We are communicating with the higher intelligence every single second since the minute we were born. The universe provides us everything we ask for according to our command. It is the ignorance and misuse of this powerful language gives us so much struggle and unhappiness. Think about it, if the feeling is the language you speak to the universe, when you feel struggled, and unhappy, what will the universe responds? It has no choice to fulfill your command by giving you more struggle and unhappiness. It always satisfies you.

Now you understand no matter how miserable your current condition is, stop feeling miserable and unhappy, because if you do, you are telling the universe that you want more of misery and unhappiness. Instead, "Think, speak and act as if all your desires have already come true?This will trigger the feeling that is consistent with your desires, hence pass your command into the universe, and bring it into reality with effortless ease. The universe will never disappoint you, only you do. Be careful what you feel, because you will attract more of it.

3.The universe will take care of the details

Now I am asking you to "think, speak and act as if your desires already come true,?You may ask me how you are going to make it.

You don't have to worry, you will know exactly how at the exactly the right time and the right place. The universe will take care of all the details. Your job is to tell the universe what you want through the universal language of feelings and emotions. Add your personality with the colors you wear. Wearing basic neutral colors like black does not mean you can't spruce it up with a touch of your favorite color in your shirt, scarf, jewelry or tie.
Accessorize to bring out your personality. That little handbag that says "this is me!" is a great way to insert yourself into the office "uniform."
Add texture. Basic does not mean boring. Suede, corduroy, flowing fabrics, etc. can give a basic skirt design a lift.

Over the past few years, I discovered a few personality traits about myself that I wanted to change. When it comes to relationships I have had a hard time changing. I am stubborn. And, I don't like change. Sometimes, when you are set in your ways, change is hard.

Finding love has always been hard for me. I think I had found that special woman that I will wanted to spend the rest of my life with, but then the bubble would burst. I discovered that what I wanted from the relationship and what I actually had was vastly different. Probably my expectations were too high. I just wanted love, to be loved and to share my life with a special person. The women I tend to fall in love with tend to have different ideas. Some of the women wanted to be supported, some seemed to just want a friend and then some really didn't know what they really want.

I found that I tended to stay in the relationship too long. I didn't leave when I knew I should. I did this because I always had hoped that the relationship would change for the better. I had discovered that this is a false hope and never got better.

My problem is that I am was easy. What people call a pushover. It probably is a combination of low self esteem, shyness and having a really easy personality. I try to take life in stride. Even though I think I know what is happening, it is still really easy to take advantage of me.

My love life had gotten so bad that after my last relationship I decided I never wanted another relationship again. I was finished with this search that I have been told from childhood. It was the fantasy that I must seek and find the right woman to share a life with, to support and take care of. I came to believe that that was "garbage" advice. I would take care of these woman buy they never gave back to me.

But, Internet dating helped me slowly understand and change my personality traits.

I registered with a few online dating sites that I had researched on Google and found on dating site directories. I did not go to to the big boys, like eHarmony or Match. I stayed with the smaller sites, to learn and get comfortable with this new form of finding a companion.

I first started with a dating site, which is now out of business, because it had a forum area. In the evenings after work I would go and log into the forum to meet new people. I met both men and woman and many had similar experiences to me. I felt comfortable, because, I was anonymous, and could make myself known only when I wanted. I guess this is the shyness in me.

I then moved onto another site I found on Google and sounded fun. It turned out to be a good decision.

I found a community of people with similar interests that I quickly started to make friends with. I also was able to find friends in my local city and we started to hang out. We occassionally as a group would meet in restaurants and other times meet for drinks. It was a comfortable setting for me and a lot of fun.

Well, about 3 months after joining the dating site forum, I met a woman that seemed to share similar interests as myself. We made each other laugh and actually we both were in no hurry to meet face to face. We were having so much fun on the internet with each other we were afraid it wouldn't last if we met face to face. This went on for 7 months until I got up the nerve to invite her out to one of our groups get-togethers at a local restaurant.

To my surprise meeting her in person for the first time was like meeting someone I always knew. It was a very comfortable feeling to meet someone the first time, but know all about her because we had been conversing on the forum for so long.

Well, to make a long story short, we went out with the group a few more times before deciding to go it alone by ourselves. It has been 2 years with this wonderful woman and I have never been happier. It took me 30 years to find the woman of my dreams. And, I am very happy.

Without the internet and doing some life searching and changing some of my personality traits, I don't know if I would have ever had the courage to really search for happiness.

I believe there are people like me who are also lost when it comes to dating. The best advice I could give them is find a dating site you are comfortable with a step in one foot at a time and find happiness. Good Luck!

How would you like to have a closer relationship with your teen again?

Your ability to communicate effectively with your teen is one of the most precious skills you can develop to achieve this goal.

When we think of communication, we tend to think only of the way we can express ourselves. This is certainly important, but listening is the single most crucial of all communication skills.

As a mother of two teenage boys I know that it isn't always easy to communicate well with your teen.

It's particularly frustrating when they aren't talking to you. However, when I started applying these techniques to our lives, I found that we started getting along better almost immediately. There was less arguing between us, and our relationship became stronger.

1. Make Your Teen Your Focus

Give your teen your full attention. I know that this is a toughie, because we tend to be so busy. It seems like we are always multi-tasking. However, it is important in clear communicating that you make a point of stopping what you are doing and really listen to your teen (rather than just hearing them).

When you give your teen your undivided attention they will know that you care, because you took the time to listen, and it will increase the chances that they will listen to you.

2. Get the Details

Hear what your teen is really saying! Teens tend to give terse answers to questions, leaving out details that may be important. It's up to you to be able to get them to open up and draw them into a conversation.

Here is an example:

Teen: "I hate my teacher!"

Parent: "Oh, you don't really mean that!"

Teen: "Yes, I do, I double hate him!"

Parent: "Well, I don't want to hear that kind of talk. I am sure you don't really hate him!"

Teen: "Yes, I do so, I hate all teachers!"

Parent: "Do you think hating your teachers is going to get you a good mark?"

And on and on the arguing goes....

Here's an alternative:

Teen: "I hate my teacher!"

Parent: "Wow, you don't normally hate anybody. What did he do to get you talking like that?"

Teen: "A couple of kids didn't have their homework finished again today, so he decided to punish all of us by giving us a math test tomorrow!"

Parent: "That doesn't sound very fair!"

Teen: "No, it isn't fair at all. I wanted to go over to Rachel's tonight to hang out and listen to music. Instead I have to study for that stupid test. I am so mad at my teacher! He ruins everything!"

Parent: just listening.......

This teen was able to express herself and felt validated by her parent.

You will notice that the parent didn't argue about the feelings the teen had. You don't have to agree with your teen's feelings; just acknowledge them. There is no such thing as a wrong feeling. We can't help what our teens may feel, however, we should set limits on behaviors that don't satisfy what we consider appropriate behavior.

Expressing one's feelings is a healthy thing; although negative expressions of one's feelings should be avoided; like screaming or name calling. A good way to avoid this is using &time outs' - wait and continue the conversation when everybody has calmed down.

3. Open-Ended Questions

Questions can be crucial to communicating with your teen. Ask them questions that they can't just answer with a "yes" or a "no".

For example in the above scenario the parent could ask the teen, "What could you do to help your teacher change his mind about the test?" Teen: "I am not sure - this guy is so stubborn!" Parent: "If you talked to him and came up with better ways for him to deal with the kids that aren't doing their homework?" Teen: "Mmhhh, maybe I could give it a try....?"

4. Criticize Behaviors, Not Your Teen

Now, let's move from the listening to the talking part of communication. When you want to see a change in your teen's behavior, use the "when you...I feel...because...I need ..." sentence. Using this wording (known as " I " message) doesn't attack your teen's personality; it merely talks about their action and that you'd like it changed and why.

Here is a scenario you might relate to: The chores haven't been done and your teen went out instead. This example shows not the best way of communicating by attacking them as a person and making statements you may not stick to anyways.

Parent: "You didn't do your chores! You are such a lazy slob! You never do your chores and I always have to do them for you. Next time you don't do them I am going to ground you for a week! Teen: feeling pretty lousy...

Now here is an example with using the: when you...I feel...because...I need - technique:

Parent: "When you didn't do your chores before going out, I felt really mad. We had an agreement about chores being done before going out and I need you to do your part of the chores or I am stuck doing them for you." Teen: thinking - "I guess that makes sense."

Remember when you start a sentence with "You are such and such...", you aren't communicating. You are criticizing!

5. Let the Consequence Fit the Action

A fairly big problem that parents run into is looking for suitable punishment for broken rules. However, the penalty applied usually isn't related to the teen's action. As parents, we need to show our teens that each choice they make has consequences.

Parents tend to punish their teens by taking away something the adolescent enjoys; for example, no TV for a week. Take the above example of the unwashed laundry. It would be more beneficial to the development of your teen if you base the penalty on a natural connection between his action and the punishment. A good way of showing the consequences to his action in this instance would be having your teen do your chores as well as his next time, since you had to do his this time. When following this step you are practicing "silent communication" with your teen. Letting your teen experience the natural consequence of his actions speaks louder than any words ever would! It illustrates to them that they will be held accountable for what they do.

As they grow teens tend to get more privileges from parents. It is important for them to realize that with the extra freedom there is more responsibility that goes along with it.

6. Using Descriptive Praise

We all praise our teen sometimes. We tell them "You are a smart kid" or "You are a good piano player" etc. We mean well, but unfortunately this kind of praise doesn't get the desired effect of making your teen feel good about himself. Why is that? It is because what we are doing is evaluating their actions. With this type of praise, we aren't giving evidence to support our claims, and this makes the praise fall flat, and seem empty and unconvincing.

We need to describe in detail what they are doing and as your teen recognizes the truth in your words they can then evaluate his actions and credit themselves.

Here is an example (evaluating praise):

Teen: "Hey Ma, I got a 90 on my geometry test!"

Parent: "Fantastic! You are a genius!"

Teen: thinking - "I wish. I only got it 'cause Paul helped me study. He is the genius."

Descriptive praise:

Teen: "Hey Ma, I got a 90 on my geometry test!"

Parent: "You must be so pleased. You did a lot of studying for that test!"

Teen: thinking - "I can really do geometry when I work at it!"

Describing your teen's action rather then evaluating them with an easy "good" or "great" or labeling like "slow learner" or "scatterbrain" isn't easy to do at first, because we are all unaccustomed to doing it. However, once you get into the habit of looking carefully at your teen's action and putting it into words what you see, you will do it more and more easily and with growing pleasure.

Adolescents need the kind of emotional nourishment that will help them become independent, creative thinkers and doers, so they aren't looking to others for approval all the time. With this sort of praise, teens will trust themselves and they won't need everybody else's opinion to tell them how they are doing.

Another challenging problem is when and how we criticize our teens. Instead of pointing out what's wrong with your teen's actions, try describing what is right and then what still needs doing.

Example: Teen hasn't done his laundry yet.

Parent: "How is the laundry coming?

Teen: "I am working on it."

Parent: "I see that you picked up your clothes in your room and in the family room and put it in the hamper. You are half way there."

This parent talks with encouragement, acknowledging what has been done so far rather then pointing out what hasn't been done yet.

Incorporation Tax Secrets Revealed

Each year, the IRS lists various scams taxpayers get caught up in. The top 2005 scams include several that manipulate laws governing charitable groups, abuse credit counseling services or rely on refuted arguments to claim tax exemptions. The agency is warning taxpayers about the growth of identity theft schemes with some particularly bold thieves even pretending to be IRS agents.

2005 Scam Highlights

1. Credit Counseling. The IRS warns taxpayers to be careful with credit counseling organizations that claim they can fix credit ratings, promote debt payment agreements or charge high fees, monthly service charges or mandatory "contributions" that may add to debt. The IRS Tax Exempt and Government Entities Division has made

auditing credit counseling organizations a priority because some of these tax-exempt organizations, which are intended to provide education to low-income customers with debt problems, are charging debtors large fees, while providing little or no counseling.

2. Identity Theft. It pays to be choosy when it comes to disclosing personal information. Identity thieves have used stolen personal data to access financial accounts, run up charges on credit cards and apply for new loans. The IRS is aware of several identity theft scams involving taxes. In one case, fraudsters sent bank customers fictitious correspondence and IRS forms in an attempt to trick them into disclosing their personal financial data. In another, abusive tax preparers used clients' Social Security numbers and other information to file false tax returns without the clients' knowledge. Sometimes scammers pose as the IRS itself. Last year the IRS shut down a scheme in which perpetrators used e-mail to announce to unsuspecting taxpayers that they were "under audit" and could set matters right by divulging sensitive financial information on an official-looking Web site. Taxpayers should note the IRS does not use e-mail to contact them about issues related to their accounts.

3."Claim of Right" Doctrine. In this scheme, a taxpayer files a return and attempts to take a deduction equal to the entire amount of his or her wages. The promoter advises the taxpayer to label the deduction as "a necessary expense for the production of income" or "compensation for personal services actually rendered." This so-called deduction is based on a misinterpretation of the Internal Revenue Code and has no basis in law.

4. "No Gain" Deduction. - Taxpayers attempt to eliminate their entire adjusted gross income (AGI) by deducting it on Schedule A. The filer lists their AGI under the Schedule A section labeled "Other Miscellaneous Deductions" and attaches a statement referring to court documents and including the words "No Gain Realized."

5. Corporation Sole. Participants apply for incorporation under the pretext of being a "bishop" or "overseer" of a one-person, phony religious organization or society with the idea that this entitles the individual to exemption from federal income taxes as a nonprofit, religious organization. When used as intended, Corporation Sole statutes enable religious leaders to separate themselves legally from the control and ownership of church assets. But the rules have been twisted at seminars where taxpayers are charged fees of $1,000 or more and incorrectly told that Corporation Sole laws provide a "legal" way to escape paying federal income taxes, child support and other personal debts.

6. Offshore Transactions. Despite a crackdown, individuals continue to try to avoid U.S. taxes by illegally hiding income in offshore bank and brokerage accounts or using offshore credit cards, wire transfers, foreign trusts, employee leasing schemes, private annuities or life insurance to do so. The IRS continues to aggressively pursue taxpayers and promoters involved in such abusive transactions.

7. Zero Return. Promoters instruct taxpayers to enter all zeros on their federal income tax filings. In a twist on this scheme, filers enter zero income, report their withholding and then write "nunc pro tunc"-- Latin for "now for then"--on the return. The IRS takes a very poor view of this tactic.

8. Employment Tax Evasion. The IRS has seen a number of illegal schemes that instruct employers not to withhold federal income tax or other employment taxes from wages paid to their employees. Such advice is based on an incorrect interpretation of Section 861 and other parts of the tax law and has been refuted in court. Recent cases have resulted in criminal convictions, and the courts have issued injunctions against more than a dozen persons ordering them to stop promoting the scheme. Employer participants can also be held responsible for back payments of employment taxes, plus penalties and interest. It is worth noting that employees who have nothing withheld from their wages are still responsible for payment of their personal taxes. The employees, however, can sue their employer for damages.

Inappropriate tax schemes come and go, so the 2005 list is fairly standard stuff with one exception. The spread of identity theft schemes is troubling, particularly when thieves pretend to act as IRS agents. The IRS does not contact people by email, so don't fall for the scam. Be careful out there.

Before you ever get on the telephone, send a marketing piece or set up an appointment with a potential customer, you must first identify whom that customer might be. To do that, you will need to create an "ideal customer profile"-a profile of who would be the best possible prospect for you and whatever you are selling.

Be very specific. You are creating the model to which you will match all prospects. The more specific you are, the easier it will be to find those prospects. Look at the entire demographics, location or target region, revenues, number of employees, specific industries and, especially, the title of the decision-maker. If you are in the consumer market, look at age, income level, marital status, interests... whatever might be relevant.

Once you have an ideal customer profile (and, by the way-you could have several different ideal customer profiles with a different approach for each), go to the library and tell the librarian exactly what you are looking for. She can probably tell you exactly where to find it-for free. At the library they have association directories, trade journals, business directories...

You can also join associations in related industries where you might find prospects. This will provide you with valuable networking opportunities, along with a membership directory.

If you do not want to join an association, contact them anyway; sometimes associations sell their membership directories. You can do the same thing with trade publications in related industries. They sometimes sell their subscriber lists.

Your local chamber of commerce is also a good place to look for leads. And one of my favorite resources is the telephone book! Looking for prospects in a particular industry in your neighborhood? Open up the business yellow pages. There are online resources as well, such as http://www.hoovers.com, although there is generally a fee associated with these.

The last resource for finding leads is to rent a list. Find a broker with whom you are comfortable-someone who listens to your needs, is knowledgeable and helpful. And be specific about your parameters. The list broker acts as a liaison between you and the list owner. The broker works for you. You can also rent lists from list owners (i.e., companies or organizations that own their own in-house lists) or from list managers who are hired by list owners to manage and market their lists. Lists are generally rented on a one-time basis. If you rent a list and turn a prospect into a client, that client then becomes part of your in-house list or database (which, later, you can rent out!).

Because I almost never rent lists, I have asked Amanda Puppo, CEO of MarketReach, Inc., a New Jersey-based company focusing on appointment setting, list qualification and surveys, to give us her advice on renting a list. Amanda says:

1. Shop competitively on price, but remember that you want a source that will deliver what's promised and a broker that will be resourceful in helping you target your list.

2. You should (affordably) get the following "selects" on each "record": owner/president, address, phone number, fax number and often the staff size and sales volume, if you are going after businesses. If you are targeting individuals, you can get information like homeowner/renter status, marital status and income.

3. A good list company updates their lists at least once a quarter. The best ones do so once a month. People move. Companies go out of business. Situations change. A good list allows you to spend your time productively on qualified information. A company that only updates records once a year (especially in the personal/individual market) may not have the most recent information, which will limit your success.

4. The good news is that a targeted list of approximately 500 companies should cost no more than a few hundred dollars. The more records you purchase, the less the cost of each individual record. Each record will cost you between 15 and 90 cents, depending on how comprehensive the information.

If you answered yes to any of the above questions, then you could have an alcohol related problem. If you answered yes to more than one, then you should seriously start thinking about treatment options because, like any disease, if caught early enough, the chances for success are exponentially greater than if you allow the disease (as it is a disease of the body and mind) to carry on its course.

Once you talk to an expert or others about these issues, you'll find the best route of treatment. Many problem drinkers recover and abstain from alcohol for the rest of their lives. Others attempt to moderate their consumption. That, however, takes even more control and determination than quitting all together.

And, as stated, if you 'feel' within yourself that there is a problem, or if others have shown concern in regard to your drinking habits, then it might be best to consider abstaining from alcohol completely, thereby allowing you no "slip ups" in the future.

They write in their spare time, on their days off and well into the night. Most of them, however, are reluctant to step into the 'war zone' that is the publishing world. "Do I self-publish? Should I use a Print-On-Demand publisher?" The war is on!

There is a 'war' going on in the publishing industry. Some people believe a writer should only approach publishing houses like Harper, Bantam or TOR. Other people believe that smaller, independent or POD publishers are the way to go. One thing is for sure; there are many aspects to contemplate when looking for the right publisher. First, what is right for one person may not be right for another. In order to make a well-informed decision you must consider the differences between the three main types of publishing.

Traditional publishing is the writer's dream. A 'big house' publisher contacts you and loves your manuscript. You sign a contract a few months later. Approximately two to three years later, your book is in print and on the shelves. If you self-publish (or use a vanity press), you invest a hefty sum of money�€�usually $10,000 or more. You must store hundreds of books in your basement or pay for warehousing. Your book is in print and usually on the shelves in less than six months.

If you use a Print-On-Demand publisher (POD), you invest a minimal amount�€�usually less than $2000.00. You receive 2 - 40 FREE books to do with as you please, and your book is in print in about two months.

Traditional Publishing:
With traditional publishing, a writer must abide by strict guidelines and every publisher has their own specific preferences. Some of the 'big houses' such as Berkley, and Random House will not even consider looking at an author if the writer does not have an agent. Most will not accept

unsolicited work (which means simply that they have to request to see your manuscript, whether through an agent or as a result of your query letter).

The most important step is the query letter, and there is one rule to follow. The same rule applies to any piece of work you write, and is what I call The Three Firsts - first sentence, first paragraph and first page. The first sentence must grab your audience (even a potential publisher) and should contain the title of your work. It must give them a reason to read further and 'hook' them into wanting to read more. The first paragraph must give an even stronger hook; otherwise, your query will be filed...in the trashcan. The first and ONLY page in a query letter should answer the 5 W's (who, what, where, when, why) and how. Who will buy and read your work? What is the plot? Where does the story take place and where do you see it going? When will it be finished? Why will the public be interested and why should that publisher invest their time and money in you and your work? And how are you going to help promote your work after it's finished?

Once you've sent a query letter, you may be required to wait up to 6 months for an answer. If you have not already been published, or if your query letter did not grab their attention, you will receive a standard form letter, a.k.a. the rejection letter. If the publisher is interested, he may ask you to submit a proposal or plot summary and a few sample chapters. This may sit on his desk for months before he digs through the slush-pile of submissions he receives daily. During the editing stage, the editor assigned to you will ruthlessly cut, shred and tighten your story, to their satisfaction. Sometimes you may agree with their editorial scissoring, and other times you may not. Some editors will work with you and help you churn out a top-notch novel. Others may wield their power over you until you feel someone else has written your story.

With a traditional publisher your book could take years before it sees the bookstore shelves.

In the process, the publisher will determine the cover design (you may have some input, but usually the publisher makes the final decision). In most cases, you will make less than a dollar per book sold.

There are, however, undeniable benefits to being published by a traditional publisher. These books are accepted and found on most bookstore shelves. These books are returnable; this is an advantage for the customer but a disadvantage for the author as a large percentage of traditionally published books are returned or damaged. A 'big house' publisher will spend money on promoting you and your work; they will often arrange for interviews, appearances and booksignings. Your work will qualify for more contests, be considered more readily for movie options and, in general, you will be regarded as a professional author.

You can self-publish your book by taking your files to a printer, having them do a large run of copies, and finding a bookbinder to bind the cover or using a vanity press self-publisher to do everything. Years ago I self-published three books. I hired a layout editor, a printer and a bookbinder to publish my children's books. By the time I was finished, I had paid $150.00 for 18 hardcover, picture book prototypes�€�$150.00 each! My childcare directories were cheaper to publish (they cost about $5.00 each for about 100 copies) They sold for $5.99 so I made very little from them. With self-publishing the biggest drawback is that you will usually have to invest thousands of dollars to publish a large print run of your book. You can print off smaller runs of your book but that will affect your retail cost and profit. Some people have invested $10,000 to $20,000 (especially with vanity presses) for thousands of copies of their book, as this reduces the individual copy price drastically. This means that when you sell your book, the profit margin is greatly higher than what you would receive from a traditional publisher.

This leads to additional costs and often to a basement loaded with boxes of books. Some authors who chose this method are still wading through the boxes of unsold books, after years of trying to market their work.

While this is terrific for the person who simply wants to write his memoirs and keep it in the family, or for the grandmother who wants to leave behind a collection of family recipes, this method of publishing has its drawbacks for the serious author.

For a Canadian author, POD publishing requires a payment amount that ranges between $500.00 to $3500.00. This will usually pay for a specific package. Every POD is different in what they offer in their packages, and you must be careful of POD's that do not disclose all fees up front. Many POD's will charge for every process:

Remember to ask the 5 W's and How:
Who owns the company? Are they experienced as a publisher? Do they have the contacts to promote you? How many years have they published books?

What have they published so far? Do they have hundreds of satisfied customers...or two or three? Some 'publishers' have advertised their services when they have only self-published their own work. What technology do they use for their printing, or do they hire out?

Where will your books be promoted? Will you be listed with book distributors? Will your book appear on Amazon.com and other prestigious websites?

When will you have a complete final product in your hands? Some POD's take up to six months before you have a finished product.

Why should you trust this company? What do they offer that is over and above the other POD's? What are their policies? Ask for a copy of the agreement or contract ahead of time. Take it to a lawyer if you must.

How much is their service going to cost? What is the total cost involved from beginning to end? Are there any hidden charges? Is it a safe risk and a realistic investment?

The advantages with a POD publisher are varied, depending on the company and their package deals. By choosing Print-On-Demand, you'll be helping the environment and saving thousands of trees. Your book will be printed as each order comes in; therefore, less waste. With a POD publisher, you can supply your own cover or hire someone to design a cover for you. You are free to promote yourself and your books any way you want. You can walk into a bookstore, speak with a manager and arrange for your book to appear on their shelves. A professional POD company will be on all the right 'lists', so you will not be as limited in what you can do with your book.

I expected it would take quite awhile to get enough recipes together to make a difference.

However, thanks to Dana Carpender's newest low- carb cookbook my collection has grown overnight!

15-Minute Low-Carb Recipes by Dana Carpender (Fair Winds Press, 2003) gave my collection a huge boost. From the introduction, I found that the entire purpose of this book is to provide a cookbook filled with recipes that take a maximum of 15 minutes to make-and that includes prep time. Sound intriguing? I thought so, too.

This 253-page compendium offers more than just microwave or "tear open a protein bar" meals. These recipes were all timed and each was considered for health, feasibility and appropriateness to the book's theme.

Dana's introduction explains her reasons, her processes, and offers detailed hints, tips and tricks to cut down prep time.

To give you an overview of the contents, there are thirteen chapters divided by food type, such as "15-Minute Eggs," "15-Minute Tortilla Tricks," "15-Minute Main Dish Salads," "15-Minute Skillet Suppers," and Chapter 12, "15-Minute Condiments, Sauces, Dressings, and Seasonings," which has my favorite homemade sugar-free ketchup recipe. Of course, I cannot forget to mention the last chapter, "15-Minute Desserts."

style, this book feels like an old friend for those of us who have come to know Dana's work from her 2002 cookbook, the very popular 500 Low-Carb Recipes. If you are not familiar with her previous book, I think you will be pleased with her comfortable, confidant style and helpful insights.

There seems to be recipes to suit most everyone, from low-carb soups to high-protein nuts. I especially appreciate that the recipes have short instructions, are very fast to read-and they are easy to make. A few I have tried and enjoyed include, "Houbyfest Eggs," "Blintzlets," "Parmesan Chicken Breasts," "Sour Cream Ham Supper," and "Cheater's Chowder." And, I am wrapping "Cinnamon Splenda�½ Nuts" in red plastic wrap tied with a thin velvet ribbon for Valentine's Day mini gifts. (I will wait until next month to tell the recipients the gift was sugar-free!)

For those of you who don't know what an FFA site is, it's basically a website where you can post a link/add to your website for free. Generally it is also posted to many other sites at the same time and hopefully somebody sees your link...free advertising in other words. When you post a link, you are also giving permission (whether you know it or not) to receive confirmation e-mails back from the site owner.

What seems to happen though, is many people see this as free advertising and get angry when, not only do they not see a flood of sales come pouring in, but they start receiving other people's offers. I know when that first happened to me, I couldn't figure out what was going on and was frustrated.

Let's back up a moment and look at the bigger picture of what an FFA site is and its TRUE purpose. The true purpose of an FFA site is for the owner of that site to promote his/her business. It's really not just because he's a nice guy giving people a free advertising place.

(If it were such a goldmine in pulling in sales, he would be doing it himself). That is just the bait, getting people to his site to post their links, thinking they are getting free advertising, so he can respond with "confirmation" of your link, and his business ad.

Those confirmation e-mails are NOT spam. You had to agree to receive them in order to post your link. Who is reading these ads anyway? Is posting to FFA's a total waste of time? Not necessarily, you do get an occasional sale, people do go to post their links and sometimes take a quick look through the links to see what's there while they're posting.

So what's the answer? Get your own FFA site to promote

your business. There are many excellent resources out there. I have found from personal experience however, that many of the services offering FFA's sites, offer a free version or a paid upgrade. The phrase "You get what you pay for" comes to mind with these. I've used several kinds and found that the paid upgrades more than paid for themselves in sales. Shop around however to compare between companies.

You can promote any product through this method; information products, crafts, vitamins, whatever. You could have the very best on the entire internet, but if nobody sees your offer, it's not going to get the sales you desire. It takes traffic to get sales. These sites are options for driving those numbers to your site.

Free classified ads sites are also in this same category with the same purpose and can be worth pursuing.

How To Get A Mortgage

Traditionally it's been more difficult for the self-employed to get mortgages.

Mortgage lenders preferred to see the regular income guaranteed by employment. However this has changed in recent years. There are now mortgage lenders who specialise in the self-employed market.

If you are self-employed or unable to prove your income, it can be difficult finding a suitable mortgage. There are a number of reasons why it is often more difficult for those in such situations, the main ones are that the income of the person tends to fluctuate, and they are unable to prove their income like those regularly employed who can produce payslips.

Self-employed people may experience a problem finding a mortgage. Those in standard full-time employment are basically guaranteed to be paid, and can get references from their employer as well as be able to show their payslips therefore proving their income. Mortgage lenders like this as it cuts down their risks.

If you are self-employed or working on a short-term contract, you could be financially solvent, and able to keep up payments easily, but that doesn't make it easy for you to prove that you will keep up payments to your mortgage lender. They want to know that that you will be able to keep up payments for a full term, usually 25 years, not just over the next year.

If you have no proof of income because you are self-employed and do not have three years worth of accounts it is unlikely that any high street mortgage lender will offer you a mortgage.

Being self-employed , and not having a regular or provable income needn't prevent you from getting the mortgage that you need, there are specialist lenders in the market who offer mortgages for these circumstances.

There are lenders that will offer you a mortgage on basis that you self certify your income, nevertheless, you'd still need to have a sizeable deposit to put down to lessen the lenders risk. For this deposit of 15-20% the lenders do not check employment records or ask for your accountant to clarify your earnings.

Mortgage lenders will want to see three years audited accounts from a certified accountant before they consider a mortgage for the self-employed. If you do not have three years accounts you may be able to get a self-certification mortgage by declaring your income. You have to provide a certificate from your accountant for your last few years' mortgage statements.

Some specialist mortgage lenders have targeted the self-employment mortgage market by providing some solutions that offer a more flexible approach to match the working pattern of someone who is self-employed. This means that they accept that when you are self-employed you may enjoy periods of high income but you may also suffer from periods of low income. Your mortgage should reflect that, enabling you to overpay and underpay when you need.

Those with a reasonable amount of deposit but unable to show their true earnings would suit this type of mortgage.
